As the overall Santa Barbara real estate market continues to be very strong, San Roque and all homes within the Peabody School District continue to also be in very much high demand. In our daily routine as Realtors of networking within our companies and reading emails about buyer needs, it is easy to see that any upcoming good listing within this area is most likely going to see a strong demand from buyers within only a few days of being on the market.
So far since the beginning of the year we have seen the following:
- 44 sales ranging in price from $397,000 to $2.1 million
- 18 current pending sales ranging in price from $347,000 to $2.6 million
- Only 12 current active listings ranging in price from $540,000 to $1.7 million
Many of the sales within the $600,000 to $1.2 million price point tend to see multiple offers and go into escrow right away. We are also in a market that often if sellers go the route of pricing their home low, buyers will tend to bid up the home often higher than a price they were “hoping for” to start with. It is not unusual to now see 3-4 offers on a well priced home in this area.
