With Santa Barbara real estate seeing rising prices in pretty much every area here in Santa Barbara since the beginning of the year, I wanted to break down some of the recent sales and current activity in the different areas of town over the coming weeks.
Here I wanted to show a quick glance of what you can expect with prices in the desirable Riviera neighborhood. For most of us, we tend to break down The Riviera into lower (below APS) and upper (above APS). For my purposes here, I will group all listing statistics below into The Riviera. Since the beginning of the year to date we have seen:
- 21 closed sales on The Riviera ranging in price from $866,000 to $3.1 million
- 5 current pending sales on The Riviera ranging in price from $970,000 to $1.695 million
- 15 current active listings on The Riviera ranging in price from $845,000 to $7.45 million
Here below are a few examples of some of the nicer higher end sales year to date on the Riviera
1105 Las Alturas Road – Asking Price $3,295,000 – Sales Price $3,100,000 – Days on the Market 66.

La Vista located on one of the most sought after streets on The Riviera. Ocean views, +/- 0.5 acres. 5 Bed 3 Bath, pool spa, +/-1000 sqft. and guest house. This is/was one of the few Short Sales on the Riviera in the last year. Beautiful home, but needed a decent amount of updating etc.
