The Mesa area of Santa Barbara has once again seen a very strong year in 2013 with regards to sales and especially price gains. Since the bottom of the market in June 2012, The Mesa has seen significant attention with continued buyer demand and lack of supply. Lack of inventory has driven up the prices for your “standard” single family home to near record levels. It can be argued that the prices are close (within 5-10%) to where they were at the peak in 2006.
Anytime a new listing comes up on The Mesa, the energy is that it should go into escrow right away. Only the true overpriced homes tend to sit on the market longer than a few weeks.
Here is a quick run down of the 2013 sales and current activity for The Mesa area.
- There are currently only 10 Single Family homes and 0 Condos Active For Sale as of the first week of 2014. Of these, 2 are brand new listings that will probably go into escrow this first week.
- There are currently 12 pending sales ranging in price from $869,000 to $3.475 million.
- There were a total of 92 sales of both condos and single family homes ranging in price from $455,000 to $3.4 million.
