Over the last 15 years, the options for condo and town home buyers in the “center” of Santa Barbara have greatly increased. We have seen a large number of newer developments and still expect several more on the horizon that are in various stages of development.
Because of the simple popularity of Santa Barbara, most of these newer condo options have also tended to be more in the luxury or high end spectrum. Most developments (because of Santa Barbara’s strict building guidelines) as well tend to have the Spanish style on the exterior, with a mix of Spanish and/or modern styled interiors.
As far as prices go, most of these units are now at a minimum of $700K and can easily go up to the $2.5 million range.
Here below are some of the most popular and prominent options that you have for downtown Santa Barbara condos and town home living.
Sevilla is one of the newer developments located only a block off state street and just 4 blocks from the beach. Sevilla is a private luxury new town home Spanish style complex that blends modern style with traditional architecture. Artfully expressed in arched porticoes, expansive terraces, and coastal and Riviera views, Sevilla offers one and two bedroom town homes that range from approximately 1,006 to 2,264 sq. ft. These offerings range from sleek studios to breathtaking penthouses, many with large deck/patio spaces. All have high ceilings and luxury finishes. Sevilla’s location puts it very close to the beach, harbor, restaurants, shopping, art galleries and yoga studios. Units here sell anywhere from $800K to $2.5 million.
The familiar designs of Jeff Shelton here in Santa Barbara, CA. are now well recognized. One of his most prominent and recognizable developments is called El Andaluz, located at 531 Chapala Street. El Andaluz is a 3-story, Moroccan influenced condo / town home style project designed around an open-air courtyard. A total of seven very high quality residential homes are filled with luxurious finishes.
The units sell mainly around the $2 to $2.5 million price point and range from approximately 2100 – 3500 sqft. with an additional 300-400 sqft. of open deck/patio space. Some of the other amenities include private garages and elevators, 10 – 12 ft. high ceilings. All units are 2-3 bedrooms with 2-3.5 baths.
Alma Del Pueblo

Alma del Pueblo is one of the newest larger luxury condo complexes we have in town. Alma del Pueblo has a very desirable location and offers a unique style of living. Alma del Pueblo is another complex with the Spanish style exterior that blends modern style to most of its interiors.
The complex has a mixture of what they call “open international, one- and two-bedroom floor plans”. The appointments are very high end and elegantly designed.
Most of these units tend to be a little smaller than Sevilla and El Andaluz for example and do not quite have the grand high ceilings. As far as location goes, for many it is hard to beat. The complex is new as of 2014/2105. Units here sell anywhere from $600K to $2.3 million.
The Villas are a group of 8 high end town home / condo style homes located in the heart of downtown. Again the exterior of the complex is true to the prevalent Spanish architecture we have in Santa Barbara. The interior then is actually a mix, with some units being Spanish style while others have a more modern contemporary feel. Many of the units have patios, spa like bathrooms, higher ceilings, wrought iron finishes / detailing, etc.
Most of these units tend to be larger for Santa Barbara standards with floor plans around the 2800 to 3500 sqft range. The complex was finished in 2006 and has since seen upgrades. Most of these units sell for around $1.5 to $2.5 million.
Paseo Chapala was the biggest complex that really changed the look and feel around the Santa Barbara downtown corridor and really started the expansion of downtown luxury condos. Built in 2007 and located at a very prominent corner across from the Paseo Nuevo (Santa Barbara’s mall), Paseo Chapala is a beautiful mix of Santa Barbara Spanish design elements. The complex has commercial space on the ground floor as well as parking. The units are thus located on the second and third floors.
There is a mixture of one bedroom, two bedroom, 3 bedroom units as well as penthouses. All units have private garages, fireplaces, patios for entertaining, ceiling heights of 9′ to 10′, as well as three elevators for convenient access. Units tend to be all varied sizes.
Most of these units are Spanish style, very comfortable feeling units on the inside. The location in the heart of downtown Santa Barbara offers the owners of these units a true vibrant city style life just outside the front steps. Units here tend to sell from $1.1 to $2.5 million.
One Twenty One
One twenty one is a wonderful modern style smaller complex (14 units) built right next door to Paseo Chapala. The complex is truly an award winning luxury town home development here in downtown Santa Barbara.
One Twenty One is the winner of The American Institute of Architects Santa Barbara Chapter Merit Award for excellence in design and has been awarded the coveted Santa Barbara Beautiful Award for 2014.
The complex is a combination of large 1 bedroom plus loft units as well as some 2 bedroom units. The designs of all the units really showcase an open concept floor plan with wood floors, gourmet kitchen, granite counters, gas fireplaces & private patios.
The complex is very high end modern feeling and is a completely gated building with elevator to street level and parking garage.
Once again you are only steps away from all of Santa Barbara downtown’s renowned amenities, shops, galleries, theaters and restaurants. Sizes of the units tend to be “average” and most of the units sell in the $700K to $1.6 million range.
Designed by Barry Berkus, La Aldea is an architectural jewel offering the opportunity for exceptional downtown living, complete with the highest custom built quality finishes and amenities throughout. This luxury small 5 unit complex showcases large gourmet kitchens equipped with high performance appliances, a 3 level floor plan, fireplace, wood floors, state of the art technology and direct access from a 1 or 2 car garage. Most of the master bedrooms have wonderful mountain views and some feature charming private patios to enjoy some peace. All of these amenities again located within just a few blocks to shops and restaurants.
The complex is also a mixed use idea that allows the owner to both have commercial space below (street level) with a private entrance…or to use this space as private residential. Units tend to be around the 2000 sqft. range and sell in the $1.3 to $1.5 million range.
Other prominent newer downtown town home condo options include the following and are generally in the $700K to $1.4 million range:
- Los Fuegos del Cielo located at 1004 Olive Street
- Villa Del Mar located on the 200 block of West Yanonali
- El Escorial located a little farther out but along the beach next to the zoo
- Bella Riviera located about 5-7 blocks from downtown just at the bottom of the Riviera with many having wonderful ocean views
Additionally there are several newer smaller complexes within the downtown area that are only 2-5 units. Many of these don’t come on the market very often so you have to be ready if you are looking for this as an option.
