2014 Real Estate Year in Review – The Mesa and San Roque Neighborhoods

Santa Barbara Real Estate Voice Two of the most popular and quintessential family neighborhoods in the Santa Barbara area are San Roque and The Mesa.  For many buyers, they often find themselves deciding between the 2 as a tough decision on where to buy.  Both areas offer wonderful living, have schools with very good reputations and tend to have the majority of their real estate fall in the $850K to $1.5 million price point.  The Mesa though has a higher top end market as many homes sit on the water and / or have fantastic... 2015 Where Is The Santa Barbara Real Estate Market Heading?

Santa Barbara Real Estate Voice The true answer is that no one truly knows...but here are my thoughts. Based on where we have been the last few years and the types of sales (thus buyers) that are going on, I am going to make some general points and give an educated guess as to where we might be in the coming year. Santa Barbara 2014 Real Estate Review – The Riviera Neighborhood Area

Santa Barbara Real Estate Voice The Riviera neighborhood is one of the nicer areas in Santa Barbara with some awe dropping commanding views of our city, coastline, ocean and islands.  The entire hillside is "ocean-facing" with many winding colorful streets that give the area a true resemblance to some of the coastal towns you find in France and Italy.  On the Riviera, in certain parts, you also find some intricate stone work, terracing and steps built by early 20th century Italian immigrants.  Because of the topography, many of the homes on the Riviera have relatively steep yards...thus allowing... Santa Barbara Real Estate Voice Just like Santa Barbara proper, Montecito once again in 2014 has seen a fabulous year for anyone who owns real estate in the 93108 area zip code.  After the down market starting in September 2008 (Lehman Bros disaster) until about May 2012, Montecito has simply been on a steady rise with regards to values.  The latter half of 2012 and the entire 2013 had very strong gains which has now continued through the entire 2014.  Statistics show that prices rose somewhere on average between 12-18% in Montecito in 2014. Our higher end real estate market that... Continue Reading >

2014 Year in Review: Top 10 Real Estate Sales in The Santa Barbara Area

Santa Barbara Real Estate Voice Santa Barbara once again in 2014 has seen a fabulous year for anyone who owns real estate in our area.  After the down market from 2008 until about May 2012, Santa Barbara has simply been on a steady rise with regards to values.  The latter half of 2012 and the entire 2013 had very strong gains which then continued through most of 2014.  Around August of last year, we started to see a little leveling of prices, but overall a very strong year.  Depending on the area in our town, prices rose somewhere... Montecito Real Estate Market Update 3rd Quarter 2014

Santa Barbara Real Estate Voice Here are the latest real estate market statistics for the 3rd quarter 2014 for Montecito area.  As seen below, the average sales price has been very strong over the last year once again and continued to rise.  Overall the market feels that it finally has taken a break in the last few months but time will tell. Inventory continues to be lower than normal, but seems to fluctuate month to month. In the Montecito area homes need to be presented well, priced well and marketed well.  Please feel free to be in...
