Little Known Advantages of Blogging Realtors – Santa Barbara and Montecito CA.

2008

Categories: Buyer's Resources & Advice, Random Thoughts & Opinions, Seller's Resources & Advice

A few years ago blogging was almost an unknown in the real estate business. Here and there a few Realtors and other real estate professionals were blogging, but not to the extent that is seen today.  In the Santa Barbara and Montecito CA areas, there is currently very little blogging done by Realtors. To me this is very interesting since the use of the Internet continues to expand as THE MAIN TOOL (an often the main starting point) for buyers and sellers to search for homes, gather information about areas, learn real estate tips and meet potential real estate agents. For most buyers and sellers, I feel... Read more

Is My Realtor a Santa Barbara Neighborhood Specialist in My Area?

2008

Categories: Buyer's Resources & Advice, Seller's Resources & Advice

Sometimes buyers and sellers will hire a real estate agent who works outside of an area because of friendship or thinking they could save money since this Realtor will give them a "kick-back" on their commission.  From my experience, working with an agent who does not have intimate knowledge of the neighborhood you are looking to buy or sell in can hurt you in many ways...financially speaking.  Therefore, if you choose to want to work with someone you know who does not know your area well, have them team up with a Realtor who does know the area. Here is... Read more

Are Short Sales a Good Path to Santa Barbara Real Estate Ownership?

2008

Categories: Buyer's Resources & Advice, Seller's Resources & Advice, Short Sales

At the beginning of 2008, I wrote a few articles about short sales and foreclosures in our local areas here in Santa Barbara, Goleta and Carpinteria.  At that point, we had only seen a handful of foreclosures in our areas and most of these were in the entry level condo market from the $300,000 to $650,000 price point as well as track homes from the $590,000 to $800,000 price point.  Short sales were also just starting to creep up in our local areas within the same market and price points. Now in the last several weeks, we have started to see a definite increase in short... Read more

The Positives of FHA Loans Here in the Santa Barbara, Goleta and Carpinteria Areas

2008

Categories: Buyer's Resources & Advice

Here is a great list of positives about an FHA mortgage that I picked up from First Capital that I felt buyers should know about... Common sense underwriting Maximum loan amount $729,750 No declining market appraisal issues.  Lenders are not reducing the loan to value if a home is in a "declining market" whereas all traditional loan programs are being cut by 5% loan to value Buyer can put as little as 3% down of which all may be gifted Seller may contribute 6% credit to buyer - 3% for closing cost and 3 % for down payment Buyer may not need money out of pocket... Where Are Those “Jumbo Conforming” Loans with Lower Interest Rates?

2008

Categories: Buyer's Resources & Advice

Here is a quick fact in the life within the lending business that no one can refute... The larger the mortgage, the riskier the loan and therefore the tougher it is for a home-buyer to get a mortgage approved. Now weeks after the Economic Stimulus Act of 2008 changed the maximum amount on a conventional conforming loan from $417,000 to about $729,500 in high valued areas such as Santa Barbara CA, substantially lower interest rates on these larger loans are not being doled out to consumers as many thought they would be. This new adjustment and the conforming loan was in theory supposed to reduce... Read more

2008

Categories: Buyer's Resources & Advice, Short Sales

Over the last 4-6 months we have started to see an increase in the amount of short sales and foreclosures here in the Santa Barbara area...especially in the Goleta and Carpinteria areas.  Almost all of these have predominantly fallen into the price point from $250,000 to $800,000. Question - Is a short sale a great opportunity to buy a home for cheaper than market value? Santa Barbara Real Estate Gets Wish Granted from the FHA

2008

Categories: Buyer's Resources & Advice

After a fair amount of backlash and letter writing, the government this week raised the mortgage limits for loans guaranteed by the Federal Housing Administration in several high cost California counties, including Santa Barbara.  The maximum amount of $729,750 will now be allowed for the Santa Barbara area and only time will tell what effect this will have on the housing market here.  For many residents here in the Santa Barbara area where the average price of a single family home is over $ 1 Million, this will allow homeowners with high-rate sub-prime mortgages to refinance into federally insured loans.  Additionally, it... Search The Santa Barbara Area MLS…and More!!

2008

Categories: Buyer's Resources & Advice, Santa Barbara, Seller's Resources & Advice

Question- What has been the biggest change in Real Estate in the last few years (outside of the sub-prime fallout)? Answer -  The amount of real estate information that buyers and sellers can gather on their own by going online. A few years ago, the standard features for a Realtor were to simply have a static website with contact info, some pictures of a few properties, offerings of a CMA and some links to various "resources".  Buyers had to start the early process of their search by contacting a Realtor and asking a bunch of questions...Today, buyers and sellers want to be equipped with more...
