2011 Santa Barbara Real Estate Market Wrap up for The Peabody Elementary School District

The main areas for the Peabody Elementary School District encompass the neighborhoods of San Roque, some of the Santa Barbara Foothills and a stretch of Downtown Santa Barbara West of State Street. For many people here in Santa Barbara, San Roque has become one of the quintessential “family neighborhoods” and has often been voted for as “Best Neighborhood” in a local paper’s poll.

Much of the housing in The San Roque area consists of older character single family homes. Many of these homes are smaller in size running in the 900 to 1400 sqft range, although there are plenty of larger homes as well. One of the big draws to this area though is the Peabody school, proximity to downtown and uptown, the “family feel” the weather and the many varied styles of homes, colorful homes, character homes, etc.

In San Roque, the average price for a single family home tends to be between $600,000 and 1.1 million, but prices can easily go up to $2 million for the nicest homes. Additionally there are also some true fixers and /or smaller homes in the $600,000 to $700,000 range.

In the Downtown part of the Peabody School District you have a mixture of older homes, condos, duplexes and everything that you get from Downtown. Most of these homes also tend to range in price from $600,000 to $1.1 million.

The Santa Barbara Foothills part of Peabody School will be a mixture of view homes, homes with decent land etc. Because of the big variety, homes here will range generally from $900,000 to $3 million.

In 2011, there were a total of 72 closed sales in the Peabody School District ranging in price from $325,000 to $2.18 million. The cheapest single family home that sold in the San Roque area was a 2 bed 1 bath home located at 3039 Lucinda Lane that sold for $500,000. This was by far one of the best deals of the year in my opinion. The most expensive home was a stunning craftsman home built in 1910 located at 2685 Puesta del Sol that sold for $2.18 million.

Currently as of today there are 27 homes active for sale and 15 homes pending sale. The active homes for sale range in price from $300,000 for a condo up to $3.3 million for a wonderful older estate on a nice larger property behind The Mission.

Is San Roque a Better Place to Live than The Mesa Neighborhood?

What area would you choose in Santa Barbara…San Roque or the Mesa?

I pose this question simply because I seem to be asked this a few times a month. I think the obvious reason of this is that both areas are considered by most wonderful “neighborhood areas”. Additionally, much of the real estate values also seem to align with each other…so obviously buyers are looking in both areas. The average single family home in both areas tends to fall somewhere in the $750,000 to $1.3 million price point.

For many, the decision comes down to schools, proximity of the ocean vs. the mountains, being close to downtown and the style of homes in both areas.

With regards to schools, this is a tough question to answer as any parent seems to be pretty passionate when it comes to schooling decisions. So it is hard to give a “correct” answer on this. What I do know for sure is that in both San Roque and The Mesa, families seem to be very positive about the schools in both areas…Peabody for San Roque and Washington and Monroe for The Mesa.

With regards to the other elements that come into making a decision between both areas, I personally do not think you can loose as I personally very much like both areas.

With regards to The Mesa, you get the obvious feeling of being close to the ocean, the smell of the water, cooler weather on hot day, the location almost begging you to go for a walk/ run or simply get to the beach or the picturesque Shoreline Park.

With regards to San Roque, in general you get a lot more greenery and trees around your homes and on the streets, close access to the hiking trails in the local hills, proximity to all that upper State Street offers, warmer weather and a quick shot to downtown Santa Barbara.

With regards to housing, values are pretty much the same, but in San Roque you tend to find more of the Santa Barbara character style homes and older style homes than you find on The Mesa.

Anyhow…just some quick thoughts as I field this question often and simply wanted to share. I can go into much much more detail and thoughts on both, so you if you have questions, please let me know.

San Roque Real Estate Update – Santa Barbara CA.

Where are we with the real estate market in the San Roque Neighborhood here in Santa Barbara CA?

Here is a good overall update for San Roque here in the last 12 months.

Current Inventory

As of today there are a total of 26 Active Listings for Sale ranging from $420,000 to $1.75 million. Of these 26 listings, 7 are condos and 19 are single family homes.
As of today there are a total of 12 Pending Sales ranging from $550,000 to $2.1 million. Of these 12 listings, 1 is a condo and 11 are single family homes.
In the last 12 months there have been a total of 64 sales in San Roque. The highest priced sale in San Roque in the last 12 months was a beautiful 3 bed 3 bath, 2650 sqft Hacienda Spanish Style home located at 3340 Foothill Road. The sales price was $1,400,000. The lowest priced sale in San Roque in the last 12 months was a condo located at 2727 Miradero Drive #201. The sales price was $404,625.

Overall in the last 12 months, the real estate market in San Roque has seemed to drop around 3-6%. San Roque continues to have the appeal here in Santa Barbara of being one of the “quintessential family neighborhoods” with a very desirable Peabody school and the average cost of a 3 bed 2 bath 1500 single family home being priced around $800,000 to $1.2 million.

Santa Barbara Real Estate Home Sales Statistics – San Roque Neighborhood Year End 2009

Year to date, there were a total of 65 closed sales of single family homes and condos in The San Roque Neighborhood here in Santa Barbara CA. As of December 14th, 2009, there were 10 properties in The San Roque Neighborhood that were pending sale (under contract).

The lowest sale in San Roque was a bank owned 2 bed 2 bath condo located at 2727 Miradero Drive #203, Santa Barbara, CA., 93105. The sales price was $365,000.

The highest sale in San Roque was an original 1936 Farmhouse predating the San Roque homes themselves on just under 1 acre located at 687 Grove Lane, Santa Barbara, CA., 93105. The sales price was $1,805,000.

Overall, the market in San Roque was a little slower than normal as far as activity in the first 6 months of the year. In the last half of the year, the market here has picked up a decent amount with most good well priced homes pending sale rather quickly. The combination of the current limited inventory in San Roque, minimal foreclosures in the area, the low interest rates and the overall feeling that we are fairly stable has made for a much better real estate market the last several months.

The highest sale in San Roque was an extensively remodeled 3 bedroom 2 bath, single family home located at 3141 Calle Fresno, Santa Barbara CA, 93105. The sales price was $1,400,000.

Overall, the market in the San Roque Neighborhood had been slower than normal until about the last 2 1/2 months. Now the market here in San Roque seems to have stabilized with both prices as well as active buyers. Santa Barbara CA Jesusita Fire Update, 80 Confirmed Homes Burned – Saturday May 9th

After several relentless and stressful days of extreme heat, wind and fire, Santa Barbara is finally getting a break from the weather. With day time temperatures around 100 degrees and overnight temperatures hovering in the 80 degree range the last 4 days as well as wind gusts up to 50-70 miles an hour, this mornings heavy marine layer, calmer winds and 58 degree weather is a blessing.

Everyone one I seem to talk with expresses their appreciation with the job the fire fighters have been doing with the evacuation, keeping everyone safe and protecting as much Santa Barbara property as possible. THANK YOU.

Here are some current statistics and photos as of early this morning reported by local news sources:

•8,700 acres burned
•30% contained
•Damage assessment in progress – initial estimate of 80 homes have been damaged or destroyed
•Approximately 12,204 properties evacuated (mandatory evacuation orders); affects approx. 30,500 people

•Residences threatened – 3,500; commercial properties threatened – 100
