Santa Barbara Real Estate – Summerland Real Estate Market Update June – October 2011

Here is an quick summary of the real estate market in the Summerland area from the past summer months through until the end of October 2011. Normally this time of year sees a lot of activity in June and July, then slowing a little in August as many people are on vacation, sending kids off to school, paying bills from all the summer activities etc. Then in mid September through until about Thanksgiving we have a relatively strong real estate market on average. Overall, the Summerland market has been a little slower than average with sales. Most of the sales this summer and overall in the last year have been around the $500,000 to $1 million price point on average.

Closed Sales in the Summerland Area

During these 5 months from June – October, Summerland had approximately 11 Closed sales of condos, town homes, PUD’s (planned unit developments) and single family homes. The lowest priced sale that was recorded in the Santa Barbara MLS during this stretch of the year was a nicely updated 2 bed, 2 bath plus and extra room town home located on Lillie that closed for $500,000. The highest sale was a newer built home (2008) with ocean views located at 2435 Golden Gate Ave that sold for $1.1 million.

Current Active Homes for Sale in Summerland

Currently as of November 1st, 2011, there are approximately 11 homes available for sale in the Summerland area. The lowest priced available home on the market right now is for sale for $849,000. The highest priced homes for sale currnently on the market is a beach front home for $2.95 million. This is a wonderful contemporary style “beach house” with top quality features throughout, numerous decks and patios and obviously panoramic views of the ocean and Summerland Beach.

Summerland Real Estate Sales Update, Santa Barbara CA. – First 6 Months 2009

For the first 6 months of 2009, there were 3 closed sales of single family homes and condos in Summerland CA. Currently as of June 30th, 2009, there is 1 property in Summerland that is pending sale (under contract).

The lowest sale in Summerland was a decent lot with a fixer home with ocean views located at 2536 Banner Avenue, Summerland CA, 93067. The sales price was $650,000.

The highest sale in Summerland was an impeccably remodeled home with expansive ocean views located at 2551 Emerson Street, Summerland CA, 93067. The sales price was $2,100,000.

Overall, the market in Summerland has been pretty slow as far as activity in the first 6 months. For no real reason, this area simply has been the slowest in the entire Santa Barbara area. Good inventory to choose from, but not many buyers until the last several weeks. Carpinteria and Summerland CA. Real Estate – Year End Sales Statistics for 2008

I have summarized below an easy to look at brief outline of the overall Santa Barbara MLS statistics for both single family homes and condos in the Carpinteria and Summerland CA. areas for the year 2008. The comparisons are drawn against the previous year’s statistics (2007) for Santa Barbara Real Estate.

SINGLE FAMILY HOMES:

Single family home listings were up 10% from 144 to 159 compared to 2007
Single family homes sold were down 6% from 65 homes to 61 homes
The average sales price was down 25% from $2,553,336 to $1,894,562
The median sales price was down 38% from $1,179,000 to $850,000

CONDOS:

Condo listings were about even from 147 listings to 148 listings compared to 2007
Condos sold were down 28% from 56 condos to 40 condos
The average sales price was down 18% from $580,000 to $471,000
The median sales price was down 19% from $552,000 to $448,000

The lowest sale in Carpinteria CA. was a 2 bed 1 bath condo for $239,900 on Hickory Street. The highest sale in Carpinteria CA. was an ocean front home in the Rincon area for $13.2 Million on Puesta del Sol.

The lowest sale in Summerland CA. was a true fixer single family home for $640,000 Banner Avenue. The highest sale in Summerland CA. was an ocean front / bluff top home for $8 Million on East Finney Street.

The total number of PUD’s sold in Summerland was 1. The number of current pending sales for PUD’s is 0. The number of current active listings for PUD’s is 0.

The lowest sale in Summerland was a two-story condo for $895,000 on Shelby Street. The highest sale in Summerland was an ocean view home for $1.85 Million on Emerson Street.
