Santa Barbara’s main thoroughfare, State Street, which divides the city of Santa Barbara between East and West, begins at Stearn’s Wharf and continues for miles throughout the city. State Street itself is a microcosm of the entire city: filled with architectural beauty, performing arts and cultural centers (including the stately Arlington, Lobero and Granada Theaters and the Santa Barbara Museum of Art), numerous fine restaurants and cafes, and world class shopping from chic boutiques to modern malls (including the historic El Paseo, California’s first shopping center built in the 1920’s). The downtown area is very walkable and gently slopes up away from the ocean with peak views of the mountains and ocean depending on location.
Downtown Real Estate values average around $600,000 to $2.5 million.

Within Santa Barbara, Montecito and our surrounding areas, there are a decent amount of options for true gated communities. With true gated communities, I am referring to homes with a true gate that is locked at the entrance to the community and only accessed via a code and/or someone who is watching the gate. I have gone ahead and listed the communities below that fall into this category for both Santa Barbara proper and Montecito. I have also offered a brief description of... Continue Reading >
The Funk Zone is a very unique and energized area here in Santa Barbara that has seen a huge revival in the last few years. For many it is becoming "the place" to lunch, dine and go out at night. Growing up in Santa Barbara, this entire area used to simply be "a rather funky zone" that was filled with all sorts of manufacturing and industrial businesses, a few scattered offices of various sorts, vacant lots and run down maritime feeling... Over the last 15 years, the options for condo and town home buyers in the "center" of Santa Barbara have greatly increased. We have seen a large number of newer developments and still expect several more on the horizon that are in various stages of development. Because of the simple popularity of Santa Barbara, most of these newer condo options have also tended to be more in the luxury or high end spectrum. Most developments (because of Santa Barbara's strict building guidelines)... Continue Reading >

The Santa Barbara real estate market in 2014 has continued to show its strong pace in the higher end market (for purposes here $2 million and above). Sales have been very steady and demand for our higher end homes has been as strong as any segment of the market. Prices have continued to rise for most of the year, although just in the last 6-8 weeks we seem to have flattened out. Certain homes that would of most likely sold within... Continue Reading >
