Bridging the two mile span which separates Mission and Sycamore Canyons, the sylvan uplift which the padres knew as the “mission ridge” has for the past 65 years been known as “the Riviera” due to its resemblance to slopes along the Mediterranean coasts of France and Italy. Residents lucky enough to live on this ridge attach premium value to their homes because of their unsurpassed views of the city, mountains, sea and islands. Most of the area has curving streets with mature trees and foliage. The topography of the Riviera is relatively steep and not easily reached via walking or biking.
The Riviera is generally divided into the Upper and Lower Riviera. The default line is Alameda Padre Sierra…APS. Anything above this is considered to be Upper Riviera. Most of the Upper Rivera homes have bigger ocean views and larger homes. Much of the Lower Riviera though still have solid ocean views…but homes tend to be smaller with smaller lots compared to Upper Riviera.
The Riviera Real Estate values average around $900,000 to $2.5 million. Spectacular view homes and estates start at around $1.5 million and can exceed this amount threefold.
If you are interested in real estate here in Santa Barbara, Montecito and our surrounding areas, as well as any other aspects of life here, please don’t hesitate to contact Kevin Schmidtchen at Village Properties.

Set in one of the most desired areas in all of Santa Barbara, my new listing at 1830 Mission Ridge is what most would call a perfect remodel opportunity. One of the bigger lots in this prime Riviera location, the property runs street to street from Mission Ridge up to Las Tunas. The lot is just over a half acre (roughly 26,000 sqft.) and offers the savvy buyer numerous possibilities. The home is currently a rather dated, single level ranch /... Continue Reading >
The Riviera neighborhood is one of the nicer areas in Santa Barbara with some awe dropping commanding views of our city, coastline, ocean and islands. The entire hillside is "ocean-facing" with many winding colorful streets that give the area a true resemblance to some of the coastal towns you find in France and Italy. On the Riviera, in certain parts, you also find some intricate stone work, terracing and steps built by early 20th century Italian immigrants. Because of the topography,... Continue Reading >
Santa Barbara once again in 2014 has seen a fabulous year for anyone who owns real estate in our area. After the down market from 2008 until about May 2012, Santa Barbara has simply been on a steady rise with regards to values. The latter half of 2012 and the entire 2013 had very strong gains which then continued through most of 2014. Around August of last year, we started to see a little leveling of prices, but overall a very strong year.... Continue Reading >
The Santa Barbara real estate market in 2014 has continued to show its strong pace in the higher end market (for purposes here $2 million and above). Sales have been very steady and demand for our higher end homes has been as strong as any segment of the market. Prices have continued to rise for most of the year, although just in the last 6-8 weeks we seem to have flattened out. Certain homes that would of most likely sold within... Continue Reading >

Real Estate in the Santa Barbara area continues to be the same strong market it has been over the last 2 years. With that said, it does feel as if we are starting to see signs that prices are stabilizing in the last several months as opposed to the continuous tick upwards we have been experiencing. As far as where the buyers are...demand really continues to be strong across the board in every price point. On the high end level, we... Continue Reading >
