Bridging the two mile span which separates Mission and Sycamore Canyons, the sylvan uplift which the padres knew as the “mission ridge” has for the past 65 years been known as “The Riviera” due to its resemblance to slopes along the Mediterranean coasts of France and Italy.

Mesa, a Spanish word meaning “table”, has been applied to the flat bench of elevated land fronting the ocean along Santa Barbara’s southwestern border since the mission days. Stretching from the Santa Barbara City College on the east and extending two and one-half miles to Arroyo Burro County Beach (or “Hendry’s/The Pit” to locals), The Mesa is an extremely desirable neighborhood and has often been voted the “Best Neighborhood” in a local paper’s poll.
Residents of The Mesa cherish their accessibility to the beach and to two of Santa Barbara’s most wonderful open spaces. Shoreline Park, a magnificent 15-acre bluff-top strip of lawn, bike and pedestrian trails, picnic tables and jungle gyms, is regarded by many as the finest park in Santa Barbara. It is generally believed The Upper East is one of Santa Barbara’s most prestigious neighborhoods. The “Upper East” is defined by its location east of State Street and above Valerio Street, and then eventually merges into the Mission Canyon neighborhood and The Riviera.
The Upper East is a wonderful walking neighborhood, though residents often do not get too far for the frequency with which they run into friends to chat with along their way. Because the topography is relatively flat to gently sloping, a healthy walk to downtown is very “doable”, as is a stroll through the nearby Mission Rose Gardens.

Samarkand meant “the land of heart’s desire” in the archaic Persian tongue. It identified the fabulous Asian city where a mythical Queen Scheherazade spent her 1001 Arabian nights. In Santa Barbara, the melodic oriental name was first applied in 1920 to a deluxe Persian style hotel, formerly a boy’s school.
As the dominating landmark of a hilly, elevated neighborhood, the Samarkand gave its name to an area bounded on the east by Oak Park, on the north by Hollister Avenue (now De La Vina Street), on the west by a ranch boundary fence centered on modern Las Positas Road, and on the south by the old Coast Highway and the railroad. Santa Barbara’s main thoroughfare, State Street, which divides the city of Santa Barbara between East and West, begins at Stearn’s Wharf and continues for miles throughout the city. The quiet neighborhood of Hidden Valley is located along Arroyo Burro Creek here in Santa Barbara. On the north side sits the 101 Freeway, with Hope Ranch and Arroyo Burro Creek to the South. Hidden Valley tends to have a unique micro climate that lends itself to being a little cooler than most other areas of Santa Barbara.
It is one of the “lesser known” neighborhoods here which is precisely what appeals to many of the locals that live there. If you do not know anyone in this area, then most likely you never come as it sits “out of the way”.
Within the Hidden Valley neighborhood there are two retirement homes, Vista Del Monte and Valle Verde. The Hope area is a smaller, quaint, quiet, local, community feeling neighborhood tucked in next to San Roque, The Foothills and the upper State Street corridor. Residents here often talk about the family friendly vibe, the great schools, the peaceful atmosphere and walk-ability of the overall area.

San Roque Gardens and Hitchcock are two separate (yet adjacent) smaller neighborhoods located near San Roque, uptown Santa Barbara and the State Street corridor. San Roque Gardens for many feels like an extension of San Roque, tucked in next to Adams School and the local feeling Santa Barbara muni golf course.
Many services for both communities are just a short stroll to State Street and The La Cumbre Shopping Center. Both areas are very delightful with most homes well kept. Neighbors seem to know each other quite well as there is not a huge amount of turnover. The overall area is great for walking and/or biking.

Bel Air Knolls is a very distinct, quiet Santa Barbara community located on a “private feeling” hilltop located between Las Positas Road, The Westside, and the back side of The Mesa. It is a community where you get the feeling that more than half the residents have lived there most of their lives.
Sometimes months will go by before a single new home comes on the market.
Because of its hilltop geography, many of the homes have varying views of the local Santa Ynez mountains or other hilltop areas around Santa Barbara. A few homes in the area are lucky to boast some ocean views as well.

The “Westside Story” of Santa Barbara is laid in our city’s first suburb to be initiated by Anglos rather than Hispanics; the Spanish genesis of the city was located on the Eastside. In 1850, when the United States annexed California to the Union, the Westside was open grazing range and farmland, turning marshy near the beach.
Today this area is solidly overlaid with urban development extending inland to the Goleta Valley, making it the most densely populated neighborhood in Santa Barbara. The earliest historical reference to the Westside came in 1793 when Captain George Vancouver, a British explorer-scientist, who was circumnavigating the globe, anchored the Discovery off West Beach and received permission for his sea-cook to chop stove-wood from the Mesa oak groves and refill his water tanks from a steep at the base of the Mesa bluffs near Pershing Park.
The Westside is relatively flat until it reaches the backside of the Mesa hills. Downtown is easily reached via walking or biking.

The Lower Eastside and Eastside neighborhoods are 2 different neighborhoods that adjoin one another along the Milpas corridor here in Santa Barbara. The Lower Eastside neighborhood is mainly a mix of commercial and industrial uses, with a few scattered residential pockets here and there.
The Eastside neighborhood on the other hand has some commercial and industrial uses, but the majority of it is single family homes, duplexes, triplexes and small complexes. The majority of the existing residential structures here are simple wood frame cottages.
The heartbeat of this area is the Milpas corridor which runs from East Beach all the way up to The SB County Bowl. Where do you start when talking about East Beach and West Beach areas here in Santa Barbara? So much does exist here. These two beaches span the entire coastline of what we all consider to be Santa Barbara proper. This roughly 2 mile stretch of sand begins at the Santa Barbara Bird Refuge / famous volleyball courts / Clark Estate at the south/east end and runs along all the way to The Harbor at the other end.

The Santa Barbara Foothills is an area in town that does not have a true distinct boundary. For most, the heart of this area is everything above Foothill Road bordered by Highway 154 and Mission Canyon on either side. For others, the area extends all the way from The San Antonio Canyon Park area to Mission Canyon and Cielito.
Either way you think of it, The Santa Barbara Foothills are a large area north of Foothill Road with numerous canyons, wooded and grassy hills, hiking trails and dotted with some wonderful properties. Being higher up towards the mountains, the overall rolling topography is a warmer and dryer feeling climate, with temperatures often 10-12 degrees warmer than Santa Barbara proper.

The Santa Barbara Annex area of Santa Barbara is one of the larger “neighborhoods” in the Santa Barbara area tucked in between Santa Barbara proper and Goleta. The area is often locally referred to as “Noleta”…not quite in Santa Barbara and not truly Goleta.
Being that it is rather large, there are several unique and distinct neighborhoods within the overall Annex. Some give you a strictly Santa Barbara Foothill feel such as up near San Antonio Creek and Park Highlands, while others more of a true suburbia feel. Other areas then sit on a wonderful mesa just above the Pacific Ocean.
Local popular spots are More Mesa along the ocean front with is numerous miles of hiking and biking trails, Tucker’s Grove and The San Antonio Canyon Park area. Being a rather large area, homes do vary greatly in size and style.
Santa Barbara Annex Real Estate values vary greatly depending on the exact area, but tend to average around $1.25 million to $2.75 million. The larger homes and/or homes with more land, ocean views, bluff top homes etc. tend to sell for around $2 million to $4 million. Condos and town homes range in price on average around $850,000 to $1.4 million.

Rancho San Antonio is a quiet, higher end community located in the Santa Barbara Foothills. Many of the homes have expansive views of both the local mountains and The Pacific Ocean. This upscale neighborhood features many wonderful homes with spacious lots and varied archtectural styles...although there seem to be an abundance of Contemporary and Mediterranean designs.

Cielito is a large area tucked in off the back side of The Riviera located at the base of The Santa Barbara Foothills. Residents here have easy access to the local Santa Ynez mountains, with all the numerous biking and hiking trails.
Local popular spots are Skofield Park, Rattlesnake Canyon, Tunnel Canyon and Parma Park. The overall area is rather rolling with many homes sitting on little knoll tops with varied views.
Most all the homes in Cielito have setting and mountain views, with some having solid ocean views both towards sunrise and/or sunset. All types of architectural styles are found in the houses around this area from Spanish and Mediterranean to Modern and Redwood Contemporary Glass homes.
Many of the homes here are larger for Santa Barbara standards and custom built, sitting on larger lots of 1/2 to 1 acre in general. The entire area has a unique “foothill feel”, but also has true easy access to town only about a 5-8 minute drive. The overall area also tends to be 10-12 degrees warmer than in Santa Barbara proper.
Cielito Real Estate values average around $2.5 million to $4 million. The larger homes and/or homes with more land and ocean views generally sell for around $2.5 million to $4.5 million. There are no condos and town homes in the Cielito area.
